From the towering high rises to the multitude of beautiful single-family homes, Park Shore is one of Naples’ most beautiful and desired locations.

Nestled to the north of The Moorings and south of Pelican Bay, residents have the advantage of being centrally located in Naples.

When Raymond L. Lutgert purchased the 760 acre tract of land that comprises the Park Shore known today he implemented a growth plan for the land that would turn the pristine and undeveloped area into one of the finest planned unit development districts in the state.

The plan called for the creation of Venetian Bay, which separates the beachfront condominiums from the mainland and allows for a navigable channel for boating and dockage for single family homes on the mainland side.

The beach side part of the division is designed with a mixture of condos, high rises, five beach parks, common areas, and shopping and dining within the Village on Venetian Bay

By the early 90’s, Park Shore Naples Florida was well on its way to becoming a fine development of luxury residences.

One of the most notable amenities in Park Shore is the Beach Park, located between LaMer and Regent Condominiums on Gulf Shore Boulevard North.

The Park Shore Association membership is available to residents, giving them exclusive access to one of the most desirable beaches in Naples.

Residents of Park Shore also enjoy the boating opportunities within the many waterways in the area that lead to the Gulf. Whether dolphin watching on the bay or enjoying a famous Florida sunset, Park Shore is a peaceful boater’s paradise.

The Village on Venetian Bay is another wonderful draw in Park Shore, with over 60 shopping and dining options in a Mediterranean setting with a Venetian influence.

Some of the area’s finest shops and restaurants are in the Village, making it both a destination and a great spot to meander and enjoy the Naples sunshine.

Beautiful, tropical trees and quiet streets provide an extremely desirable location near the best shopping, dining and entertainment that Naples has to offer while only being a couple blocks from the Gulf of Mexico.

Nestled between Olde Naples to the South and Park Shore to the North, the Moorings Naples Florida area is known for excellent Gulf and beach access opportunities in a mature and quiet setting.

Originally purchased in 1957 by a development company owned by Milton Link, the Moorings grew into more than 1,300 acres with nearly 4,000 homes and condominiums. Milton Link had a strong mission and high standards to build one of Naples’ greatest neighborhoods.

Many of the homes still standing today were built in previous decades but new homes have been built in the place of older homes in recent years, making it possible to find almost any style from basic to the most luxurious homes and condominiums.

Olde Naples

As the original settling point of Naples’ first residents, Olde Naples is the birthplace of the beautiful and glamorous downtown area that is so well known today.

As the original settling point of Naples’ first residents, Olde Naples, specifically the Third Street South area, is the birthplace of the beautiful and glamorous downtown area that is so well known today.

After a sailing trip through Gordon pass to Naples Bay in the later 1800’s, General John S. Williams and Mr. Walter N. Halderman named the pristine expanse of water Naples Bay after the famous Bay of Naples in Italy.

The two men founded the Naples Town Improvement Company in 1886, marking the beginning of a fast-paced journey to create one of the most sought-after destinations in the world.

The charm and quaint luxury of Olde Naples has been drawing seasonal visitors since the early 1930’s. By this time, the downtown area consisted of a small handful of businesses, a train depot, a telephone company, gas station, and dry good store.

The Naples Depot provided train service from 1927-1971, and the restored train and Depot still stands today at a historical point of interest and location for many community events.

Olde Naples Florida Today

The famous Fifth Avenue that is known today began with just a couple businesses, including the Rexall Drug Store on the corner of Fifth Avenue South and 8th Street South.

The Drug Store was a local hub for businessmen and children alike, and today it is known as the Naples 5th Avenue Pharmacy. It wasn’t even until 1949 that the first bank in Naples opened on Fifth Avenue by Mamie Tooke, who is known as the “Mother of Naples” by many.

Today, Fifth Avenue is a destination in itself for locals and visitors alike with its high-end art galleries, top rated dining, world-class shopping, and quiet relaxation on one of the many palm-shaded benches.

Homes in the Olde Naples area today reflect almost a century of unique architectural styles, from grand beach front estates and picturesque cottages, to brand new multi-story homes and older condos.

Situated between Port Royal to the south and the Moorings to the North, Olde Naples represents the prime Naples location.

With every Avenue ending at the beach, walking and biking are popular pastimes, especially to catch one of Naples’ breathtaking sunsets.

Whether a first-time visitor, a long-time returning guest or a local of Naples, the charm and quiet elegance of Olde Naples is, and will always be, unforgettable.

Just past the trendy shopping and dining of Third Street in Olde Naples sits one of the country’s most highly regarded waterfront communities.

Lavish, perfectly manicured and exceptionally beautiful, Port Royal is the crown jewel of exclusivity in Naples. Comprised of just over 500 estates, Port Royal lies within the boundaries of the Gulf of Mexico to the West, Naples Bay to the East and Gordon Pass to the South.

Whether on the beach or the bay, these homes are nothing short of exceptional.

Port Royal Naples History

Port Royal was little more than swamp and mangroves when John Glen Sample moved to the area in the late 1930’s.

As he began buying up the parcels that make up the Port Royal we know today, he envisioned designing a community to his exact specifications.

Named after a 17th century Jamaican city full of pirating and riches, Port Royal went under development in the 1950’s.

Lots began to sell- but at first only to buyers that Sample personally liked and found impressive enough to reside in his Port Royal.

By the end of the 1950’s, the Port Royal Club opened up as the foremost amenity in Port Royal.

For many years membership in the club was based solely on approval by Sample and his wife, and chances of being able to purchase property in Port Royal were diminished without approval to the Club.

After Sample died in 1971, this policy was reversed. Still to this day, however, acceptance to the Port Royal Club is an honor available to only a select few.

Today the Club offers social and dining events, beautiful beach access, a heated pool, exercise and tennis facilities, and luxurious spa services.

Over fifty years after the initial development of Port Royal, original homes in the area are hard to come by as most have been torn down and replaced with some of the most magnificent estate mansions in the world.

Take a drive down the wide, tree-lined streets and see for yourself why Port Royal is considered the grandest neighborhood in Naples and one of the most beautiful residential landmarks in the world.

    Moorings sub-communities & condos

When it comes to selling real estate, knowledge is power. It is important to choose an agent with a strong understanding of the area and its different sub-communities and condominiums as well as knowledge of the current market trends and conditions. With over 2 decades of real estate experience focused mainly in the Park Shore, Moorings and Coquina Sands, I have sold and shown many homes in your neighborhood and in every building along Gulf Shore Boulevard.

My team and I are constantly meeting and interviewing new buyers for your area. Our marketing plan attracts a large number of qualified buyers not only for your specific community, but more importantly, YOUR SPECIFIC HOME. Utilizing custom marketing materials, both print and internet advertising to local, national and international buyers, e-mail blasts, newsletters, mailings, open houses and much more, we reach out directly to buyers and bring them to your home.

Every agent is going to put your home in MLS, make a fancy brochure and place an ad in the local newspaper, but are they going to step outside of the box and market your home as a luxury property should be advertised? As an example, while most agents are still focused on traditional photography, we have advanced to professional videography, showcasing your homes’ best features in a high-quality video. These not only appeal to the more affluent, tech-savvy, luxury buyer, but they are viewed 75% more times than photos.

In a recent National Association of Realtors (NAR) survey, the number one complaint when working with an agent was the lack of communication. My commitment to you is that I am personally available to take your call or return the call within the hour. In addition, you will receive a weekly phone call with updates on showing and marketing activity and at the end of each month I will send you a marketing service report with all of the activities I have performed to market your home.
