CLOSED SALES

There were 931 closed sales in the Naples, Bonita Springs and Estero market during the month of December. This represents 62 fewer sales than December 2015.

Total closed sales for the year in the area were 11,582, down 12% from annual sales in 2015.

Closed sales priced above $2 million fell 21% through December when compared with the same period in 2015 (379 vs. 481).

 

NEW LISTINGS/INVENTORY

Available inventory on January 1, 2017 consisted of 7,075 single family homes and condominiums, an increase of 38% over January 1, 2016 (5131).

During the month of December, there were 1,480 new listings added to the Naples, Bonita Springs and Estero market. This represents an increase of 8% over December 2015.

 

AVERAGE AND MEDIAN SALES PRICE

Average price of closed sales during the month of December was slightly lower than the prior year, while median closed price was up 4.6% for the period.

Average price of sales above $2 million remained relatively stable for the year, down less than 2% from $3,822,468 in 2015 to $3,754,469 in 2016.

 

MARCO ISLAND 

CLOSED SALES

A total of 843 residential sales and lots closed on Marco Island during 2016, down from 982 during 2015.

During the month of December, there were 93 closings, an increase of 24% over December 2015 when there were 75 closed.

 

NEW LISTINGS/INVENTORY

Available inventory on January 1, 2017 consisted of 737 units, compared to 654 units last month, and 606 on January 1, 2016.

During the year, 1,471 new listings were added to the market. This represents a 3.4% increase over the same period last year when there were 1,423 new listings.

 

AVERAGE AND MEDIAN SALES PRICE

Average price of closed sales in the Marco Island market during the month of December remained static with prior year, rising only 1.1%. Median pricing was up 3% for the month.

CLOSED SALES

  • During the 12 months ending October 31, 2016, the Naples, Bonita Springs and Estero market had a total of 11,528 closings, 13% lower than the prior 12-month period when there were 13,258. (Ex 1a) The price segment between $500,000 and $1 million remained relatively stable, showing less than a 3% decrease.
  • Year-to-date closed sales for Naples, Bonita Springs and Estero were 9,749 vs. 11,314 YTD 2015. This represents a 14% sales pace reduction from last year.
  • Closed sales priced above $2 million year-to-date fell 23% for the Naples, Bonita Springs and Estero market, when compared to the same period in 2015. During the past 12 months, sales in this price category are down 18% (385 vs 472).

 

NEW LISTINGS/INVENTORY

  • Available inventory on November 1, 2016 for the Naples, Bonita Springs and Estero markets consisted of 6,537 units, up from 6,081 units last month and a 31% increase over November 1, 2015.
  • During the 12 months ending October 31, 2016, there were 20,124 new listings added to the Naples, Bonita Springs and Estero market, an 8.8% increase over the same period in 2015. (Ex 1a)

 

AVERAGE AND MEDIAN SALES PRICE

  • Average price of closed sales in the Naples, Bonita Springs and Estero market during the month of October was slightly lower year-over-year, while median closed price is up 4% for the month.
  • Average sales price over the past 12 months remianed approximately the same as the prior 12 months at $519,491. (Ex 2a)
  • Average price of sales above $2 million fell 4.7% over the past 12 months, from $3,872,674 to $3,691,985.

 

MARCO ISLAND 

CLOSED SALES

  • During the 12 months ending October 31, 2016, the Marco Island area had 827 closings, down from 992 closings for the same period last year. (Ex 1b)
  • There were 713 closed sales year-to-date on Marco Island, down from 868 sales during the same period in 2015.

 

NEW LISTINGS/INVENTORY

  • Available inventory on November 1, 2016 for the Marco Island market consisted of 662 units compared to 629 units last month.
  • During the 12 months ending October 31, 2016, there were 1,514 new listings added to the Marco Island market. This represents a 10.8% increase over the same period last year when there were 1,366 new listings added.

 

AVERAGE AND MEDIAN SALES PRICE

  • Average price of closed sales in the Marco Island market during the month of October remained consistent with October 2015, decreasing less than 2%. Median price for the month increased 5%.
  • Average sales price over the past 12 months also remained stable at $726,000 vs. $738,000 a year ago. (Ex 2b)

MARKET REVIEW – 3rd Quarter 2016 – Naples / Bonita Springs / Estero / Marco Island

 NAPLES SINGLE FAMILY HOMES

  • The year-to-date median sales price remained stable when compared to the same period in 2015. Average sales price dropped 12.5% to $622,318.
  • There were 1,050 single family home closings during the third quarter, down 11% from Q3 2015.
  • Months of supply at the end of the third quarter stands at 7.2 months, down from 9.7 months at the end of Q2 2016 and up from 4.5 months for the same period in 2015.

NAPLES CONDOMINIUMS

  • The average price paid for condominiums through the third quarter increased 8% over the same period a year ago to $372,000. Median price for the period was up 2.5% at $240,000.
  • There were 914 condominium closings in the third quarter, an 18% decline from Q3 2015.
  • Months of supply is 6.1 months, down from 7.8 months at the end of Q2 and up from 3.2 months at the end of Q3 2015.

 BONITA SPRINGS/ESTERO SINGLE FAMILY HOMES

  • The average price paid for a single family home through the end of the third quarter is $440,339, a 9.2% decrease from a year ago. Median price was up 4.8% over the same period to $368,000.
  • During the third quarter, there were 332 single family home closings, down from 350 in Q3 2015.
  • Months of supply is 6 months, down from 9.7 months at the end of Q2 and an increase from 4.1 months a year ago.

 BONITA SPRINGS/ESTERO CONDOMINIUMS

  • Average condominium price through the first 9 months is $283,449, down 6.5% from an average of $303,285 for the same period a
  • There were 325 closings during the third quarter, 8 fewer than Q3 2015. year ago. Median price was approximately the same as last year at $234,800, a decline of 2%.
  • Months of supply is 5.6 months, up from 2.7 months at the end of Q3 2015.

  • The average sales price at the end of Q3 was $843,834, consistent with a year ago. Median price was $645,000 which represents less than a 2% increase over prior year.
  • There were 90 closings of single family homes during the third quarter, a 14% increase over Q3 2015 when there were 79.
  • Months of supply is 10.2 months at the end of Q3 2016, up from 7.7 months at this time in 2015

 MARCO ISLAND CONDOMINIUMS

  • Condominium average price was up 8.5% compared to the same period in 2015 at $594,579. Median price declined 9% year-over-year to $350,000.
  • There were 107 closings during the third quarter 2016 vs. 123 for the same period in 2015.
  • Months of supply is 8.1 months, up from 4.6 months a year ago.
