CLOSED SALES

  • The number of closed sales in the 12 months ending August 31, 2021 for the Naples and Bonita Springs Area increased 45% year-over-year (10,726 vs 7,382).

  • There were 50 closed sales, priced above two million in August 2021 compared to 49 in August 2020, a 2% increase. During the 12 months ending August 31, 2021, sales in this category increased 136% over the same time period in 2020 (1,031 vs 437 units).

NEW LISTINGS / INVENTORY

  • During the 12 months ending August 31, 2021, a total of 10,723 new listings were added to the market, this is a 5% increase vs the same time period 12 months ending August 31, 2020.
  • Available inventory as of August 31, 2021 consisted of 2,228 units, a decrease of 42% vs the same time period in 2020. Current inventory represents 3.3 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

  • The year-over-year average sales price for the area was $951,206 a 37% increase vs the same time period in 2020.

  • The median sales price for the area in August 2021 decreased 30% to $558,275 vs August 2020.

CLOSED SALES

  • The number of closed sales in the 12 months ending August 31, 2021 for the Naples and Bonita Springs Area increased 76% year-over-year (9,223 vs 5,249).

  • There were 21 closed sales priced above two million compared to 60 in August 2020, a 65% decrease. During the 12 months ending August 31, 2021, sales in this category increased 97% vs the
    same time period in 2020 (347 vs 176 units).

NEW LISTINGS / INVENTORY

  • During the 12 months ending August 31, 2021, a total of 8,431 new listings were added to the market, a 4% increase vs the same time period 12 months ending August 31, 2020.

  • Available inventory as of August 31, 2021 consisted of 1,302 units, a decrease of 62% vs the same time period in 2020. Current inventory represents 2.6 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

  • The year-over-year average sales price for the area was $530,784 an increase of 15% vs the same time period in 2020.

  • The median sales price for the area in August 2021 decreased 14% to $325,000 vs August 2020.
