CLOSED SALES

  • The number of closed sales in the 12 months ending May 31, 2021 for the Naples and Bonita Springs Area increased 55% year-over-year (10,511 vs 6,782).

  • There were 118 closed sales, priced above two million in May 2021 compared to 17 in May 2020, a 594% increase. During the 12 months ending May 31, 2021, sales in this category increased 170% over the same time period in 2020 (975 vs 361 units).

NEW LISTINGS / INVENTORY

  • During the 12 months ending May 31, 2021, a total of 10,806 new listings were added to the market, this is an 11% increase vs the same time period 12 months ending May 31, 2020.

  • Available inventory as of May 31, 2021 consisted of 2,674 units, a decrease of 39% vs the same time period in 2020. Current inventory represents 2.9 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

  • The year-over-year average sales price for the area was $904,944 representing an increase of 35% vs the same time period in 2020.

  • The median sales price for the area in May 2021 increased 51% to $574,250 vs May 2020.
